Balcony door sliding in a new building: manufacturing error and unsuccessful repair (Minsk)
The owners of a flat in a new building came to me with a chronic problem — a sagging balcony door. This is a typical situation for mass glazing, where mistakes are made during manufacture and installation. But in this case the story was made worse by attempts at DIY, unqualified repair. Let me tell you in detail.
What the problem was
The door sagged from the very start — that was a manufacturing fault. When accepting the flat from the developer, the owners tried to get the problem fixed under warranty. But the repairmen who came, instead of a competent solution, simply turned the adjustment bolts without understanding the real cause. As a result:
- All the flats on every adjustment bolt were stripped. Now they can't be adjusted with a standard tool.
- A lot of building debris had collected in the bottom hinges and scissor mechanism, hindering the mechanism.
- The glazing beads turned out to be too long. Because of this they pressed on the mullion and distorted the geometry.
The real cause of a sag like this is rarely the hinges. It's the wrong geometry of the sash. The only solution is re-shimming the sash: remove the beads, take out the glass unit, set the support plates correctly to return the door to a perfect rectangular shape, and only then, if necessary, finely adjust the hinges.
What was done this time
I carried out a full repair, which included:
- Removing the sash and cleaning the hinges and scissor mechanism of building debris.
- Removing the beads and taking out the glass unit.
- Correctly fitting the support plates and restoring the sash geometry.
- Replacing the beads with new ones of the right length (so they don't press on the mullion).
- Refitting the glass unit and a final adjustment.
After all the work the door stopped sagging — it closes easily and tightly. A problem they couldn't solve for years was fixed in a few hours.
The takeaway
If your balcony door sags and you can see that the adjustment bolts are already "killed", don't try to carry on in the same way. Most likely the cause isn't the hinges but the wrong sash geometry. The way out is re-shimming. Turn to a master who works thoroughly, not just by "turning the bolts".
