Case from practice: how the window's independent warming led to a breakdown (Minsk)

The owners of a flat in Minsk came to me complaining about a strong draught and a broken handle. The window had been fitted by the developer and, as often happens, had problems from the start. But instead of calling a specialist straight away, the owners decided to insulate it themselves. The result was deplorable. Let me tell you in detail.


What happened

In an attempt to get rid of the draught, the residents stuck self-adhesive sealing tape around the sash (the kind sold in any DIY shop). They didn't know that this tape is meant for wooden windows, not plastic ones. As a result:

  • Excessive load was placed on the hardware. The window began to close with enormous effort.
  • The handle and the corner switch broke. The mechanisms simply couldn't withstand the pressure.
  • The standard seal was crushed. It lost its shape and stopped doing its job.
  • The draught not only didn't disappear — it got worse.

Diagnosis and repair

What I did with the sash:

  • Removed the beads and took out the glass unit.
  • Correctly set the support and adjustment plates, restoring the sash geometry.
  • Replaced the crushed seal with a new, quality (German) one.
  • Fitted the two missing strike plates on the frame.
  • Replaced the broken handle and corner switch.
  • Adjusted the pressure around the whole perimeter and set up the hardware.

After the repair the window closed easily and quietly, with no draughts. The geometry was perfect.


The cost of the matter

If the owners had come to me straight away, before their own experiments, the repair would have cost 90–120 BYN (diagnosis, adjustment, fitting the missing plates, setup). But because of the breakages caused by the incorrect insulation, the seal, the handle and the corner switch had to be replaced. The final cost came to 215 BYN.


Conclusions and recommendations

  • Don't use self-adhesive seals for plastic windows. They place an extra load on the hardware and ruin the standard rubber.
  • Don't try to "improve" the window with makeshift methods.
  • If the window draughts, call a master — a timely diagnosis is far cheaper than fixing the consequences of a DIY attempt.
