Balcony door from a builder in Minsk: solving the problem of blowing
Balcony doors fitted by developers in new builds are a constant source of complaints. Most often the owners run into draughting, especially along the hinge side. It was exactly this problem that the owners of a flat in Minsk came to me with. Here's how the diagnosis went and what was done.
Diagnosis: what causes the draughting?
At the first inspection the picture was typical for mass glazing:
- Makeshift insulation. The owners had already tried to fight the draughts themselves by sticking on extra seals. That, of course, didn't help — it only made the situation worse.
- Thin metal in the reinforcement. The sash had bowed — the metal reinforcer inside the profile was too weak to hold its shape.
- Insufficient pressure on the hinge side. On the handle side the pressure was provided by the central drive, but the hidden pressure points on the hinge side couldn't cope because of the insufficient rigidity of the sash. As a result, a gap formed.
The right approach here was a radical one: to replace the standard builder's hardware with a higher-quality set that would provide the necessary number of pressure points and add functionality.
What was done
- Removal of the old sash (with protection of the slope).
- Selection of new hardware with an increased number of pressure cams around the whole perimeter, including the hinge side. This made it possible to press the sash evenly, even allowing for its slight deformation.
- Fitting tilt-and-turn hardware. Now the door can not only be opened but also set to ventilation.
- Setting the pressure and geometry. After fitting the new hardware, I adjusted the sash position and the pressure force around the whole contour.
The result
The door stopped draughting. Cold air no longer gets into the flat. A convenient ventilation function appeared that hadn't been there before. The owners can finally use the balcony door in comfort.
Why a hardware replacement is a good solution
- It solves the draughting problem. New hardware with the right number of pressure points ensures a tight seal even on a slightly deformed sash.
- It adds functionality — for example, a tilt (ventilation) mode.
- It's cheaper than a new door and keeps the original frame and finish.
If your builder's balcony door draughts, don't waste time on makeshift seals — call a master.
