The main reasons a window handle won't close all the way

1. A dirty mechanism and a lack of care. The most common cause is a build-up of dust, dirt and dried-out grease inside the hardware. Over time the mechanism clogs up and the handle starts to turn with effort. Without lubrication the parts can fail quickly.

2. Sagging or skewing of the sash. Because of the building settling, poor installation or simply over time, the sash can sag. As a result the geometry is disturbed, the sash starts to catch the frame, and the handle can't turn all the way. This is often accompanied by the sash rubbing the frame in one of the corners.

3. Mechanical damage to the hardware. A foreign object may have got inside the mechanism (a piece of glazing bead or insulation, for example) or a part may have broken (a hinge, gearbox or blocker). In this case the handle can jam or fail to reach its final position.

4. Incorrect assembly or installation. If errors were made when making the window (the strike plates set wrongly, the frame skewed during installation), this can also prevent normal closing.

5. Seasonal changes (the problem worsens in winter). In frost the plastic and rubber can contract, and the metal parts can change size slightly. If the window was set up on the edge of tolerance, in winter the handle may stop reaching its position.

What you can do yourself

Step 1. Clean and lubricate the mechanism. If there's dirt, clean it off and apply a special lubricant. Repeat this procedure once a year.

Step 2. Check whether the sash has sagged. Close the window and look at the gaps between the sash and the frame — they should be the same around the whole perimeter. If the sash has shifted, it needs adjusting. Most modern windows have adjustment screws on the hinges (usually for a hex key); with them you can raise or move the sash. If you're not confident, it's better to call a master.

Step 3. Check the pressure (cams). On the edge of the sash there are eccentrics (cams). They can be oval or round with a mark. Turn them with pliers or a special key. If the mark points towards the street, the pressure is eased (summer mode); towards the seal, it's increased (winter). Try increasing the pressure on all the cams and check whether the handle now closes fully.

Step 4. Inspect the strike plates. On the frame, opposite the cams, are the strike plates. Sometimes they can be shifted or worn. If a plate sits too high or low, the cam may not engage it — an adjustment by a master is needed.
