House Settlement and Plastic Windows: Problems, Repair, Prevention in Minsk

You've built a new house or done a major renovation in your flat? Congratulations! But be prepared for the fact that in the first years after construction is finished, the building will settle. This is a natural process that can seriously affect the geometry of the walls — and therefore your plastic windows. Misalignment, sticking sashes, cracks in the slopes, draughts — all of these are consequences of settling that many homeowners in Minsk and the Minsk district encounter.

Typical problems with plastic windows after a house settles

Settling can last from 1–3 years (for brick and panel houses) to 5–6 years (for wooden ones). During this time the following problems arise:

1. Sash misalignment and sticking. Because of the shifting walls, the sash starts to catch. If measures aren't taken in time, the hardware can break or the glass unit can crack.

2. Cracks in the slopes and breakdown of the sealant. The most common visual defect. The plaster or plasterboard on the slopes cracks, gaps appear between the frame and the wall — draughts come through, snow blows in, or water seeps in during driving rain. It's not only unsightly but also risks freezing and mould.

3. Hardware deformation and disturbed pressure. Pressure on the sash due to misalignment can cause the cams (eccentrics) to stop sitting tightly against the strike plates. Draughts appear, the window starts to whistle in the wind, and the handle turns with effort.

4. Loss of the glass unit's seal (rare, but it happens). With severe deformation of the opening, the glass unit can crack or lose its seal (condensation appears inside, the glass goes cloudy). In this case it needs replacing.

How I fix the consequences of settling in Minsk

My approach always starts with a diagnosis. I come to the site, inspect the windows, and determine the cause.

1. Adjusting the hardware. I restore the correct position and the window works perfectly again. This is the fastest and cheapest method.

2. Replacing or restoring the seal of the installation seam. If gaps have formed between the frame and the wall, I remove the old, broken foam or sealant and re-foam the seam using quality installation foam and vapour-barrier tapes. After that I restore the slopes (if needed).

3. Repairing the slopes. I fill cracks in the plaster or panel joints; with severe damage I completely redo the slopes using sandwich panels or plaster on beads. This restores the neat look and the thermal insulation.

4. Replacing or repairing the hardware. If settling has broken the mechanisms (hinges cracked, the gearbox failed), I replace the damaged elements or, if necessary, all the hardware with new parts that account for the new loads.

5. Replacing the glass unit (as a last resort). If the glass unit has cracked or lost its seal, I order a new one made exactly to size and carefully fit it in place.

Prevention: how to protect windows from settling

Correct fixing. Use mounting plates that let the frame "play" a little during shifts. Never fix the window on installation foam alone — it doesn't compensate for settling.
Using elastic materials. Fill the seams with quality installation foam that has good elasticity, along with vapour- and waterproofing tapes that keep their properties under deformation.
Fitting compensators (for wooden houses). In wooden log buildings, fitting casing boards (which protect the windows from the pressure of the logs as they settle) is essential.
Regular inspection. Even if the windows are installed correctly, inspect them at least once every six months in the first 2–3 years. If you notice a slight misalignment or gap, call a master — don't wait for the problem to get worse.
